So the job is all about making sure homes get built right, on time, and without costing too much. You'll be in charge of everything from the start of development all the way to the final construction, keeping a close eye on things. This means picking and managing the people, the materials, the money, the schedules, and all the contracts. You’ve got to keep track of how different projects are going, making sure materials show up when needed, the building is good quality, people are working efficiently, and everything follows the rules and safety codes. Keeping the job sites safe and clean is key. You need to know your way around contracts, plans, and building methods. A big part is watching the budget like a hawk to make sure we don't spend more than we have. You'll be walking through and checking on every single house every day. We need you to put together daily, monthly, and quarterly reports. You'll also be managing subcontractors, keeping them happy and on schedule so we can close on time. Getting the houses finished up and handling customer walk-throughs before closing is super important. You gotta be good at working with all sorts of people – bosses, designers, sales folks, tradespeople, suppliers, and of course, the customers. Building that relationship and keeping customers happy during the whole process is a must. You also need to be a strong supervisor, able to manage different personalities and motivate everyone to do their best. Juggling your time, doing multiple things at once, and knowing what's most important to hit those goals and deadlines is crucial. You’ll be using computers for job costing, payroll, and talking to vendors and trades. Being able to make quick decisions, adapt when things change, and stay calm under pressure when unexpected stuff happens in this super fast environment is necessary. You gotta be able to figure out problems and fix them. We're looking for great organizational, leadership, and communication skills. Knowing construction stuff inside and out, being able to read blueprints and documents, paying close attention to details, and following through on things are all important. A sense of urgency is key, but most importantly, having a good attitude and being ready to learn is what we're really after.

I had an interview with another property manager and someone more senior. They seemed really uninterested and like it was a hassle to interview me. They asked me a bunch of 'gotcha' questions, but I handled them all fine because of my 10 years of experience in instruction and real estate.
