First-hand accounts from people who interviewed at Bellwether Asset Management.
Debt Analyst
The interview had two main parts: first an on-campus round, then a superday. They gave us a basic financial modeling test and then we did a group case study. The interviews themselves were a mix of behavioral and some technical questions. They really care about culture fit, so they're a bit flexible on the technical stuff.
- Regarding multi-family, office, or hospitality projects, which type do you anticipate having a higher cap rate and what's your reasoning?
Equity Analyst
First up was an on-campus interview with 3 associates/VPs focusing on technical stuff. Then, the Superday – they flew me out to LA, covering flights, drives, food, and my stay at the Huntley Hotel. This involved four 30-minute interviews with the hiring team, a 1-hour DCF excel test, and 1 hour to prep for a case study presentation (they gave me an OM). After that, I presented the case to MD's, VP's, and principals for 15-20 minutes, with a Q&A. The day wrapped up with Happy Hour, dinner, and a reception in Santa Monica.
- Using the provided metrics, can you calculate the cash-on-cash return?
- What is your methodology for ranking properties based on their risk level?
Intern
It was a 3 part interview: first a phone screening, then two panel interviews. The whole thing took about 3 weeks. They did some gamesmanship, like having one interviewer be super friendly while the other tried to stress you out by asking unexpected questions to see how you'd react in a tough environment.
- Can you introduce yourself? Also, as an asset manager, which loan covenants would be top of mind for you?
- What loan covenants would you be most aware of as an asset manager?
Debt & Equity Analyst
I was contacted by a campus recruiter a couple of months before applications were due. The first call was mostly about my background and motivations. Then, I had an in-person panel interview where I met three analysts to discuss my past work and the job itself. The Superday started early and went all day. It included a 30-minute financial modeling test, a 90-minute group case study, and about 5-6 interviews with different people from associate to MD level. We also had dinner with the whole office, which went late.
- Can you explain your interest in Bellwether?
- What draws you to the real estate industry?
- Could you walk me through your past experiences?
